Spring has arrived and, as is traditionally the way, when the gardens start to flourish and the flowers start to bloom, the property market wakes up from it’s winter hibernation and this year is no exception. We are seeing a flurry of activity from vendors needing to resize, to buyers keen to not miss out on their dream home. Despite the political rumblings, people need to move home for a variety of reasons and the Cotswolds remains a strong and active market place.
Key, as ever, is the pricing strategy. The market remains price sensitive and therefore setting a sensible guide price is imperative in order to achieve
the best possible sale outcome. There is a wealth of information available at the click of a mouse. Buyers can find out when a house was last sold
and how much it sold for. If they feel that a house is too expensive, they will generally refrain from registering any interest.
The marketing strategy is key and we cannot emphasise enough the importance of excellent photography, clear floor plans and accurate and informative descriptions when selling a property. This combination helps to ensure that the buyers are drawn to the strengths of your home and focus on it’s assets.
